Modern Cabana Design: How Architecture & Committee of Adjustment Approvals Transformed a Suburban Backyard

Cabana 18, located in Maple, Ontario, is a strong example of what can be achieved when architectural vision and planning expertise work hand in hand. What began as a standard early-2000s suburban backyard evolved into a refined modern cabana and outdoor pavilion—crafted for year-round living, cooking, dining, and gathering.

Unlocking the Site: Committee of Adjustment as a Design Tool
Due to the lot configuration and the project’s intended footprint, several zoning variances were required, including setback relief and area adjustments. Our team prepared and led a full Committee of Adjustment (CoA) application, collaborating closely with city planners and engaging neighbouring properties to address concerns early in the process.
The approval phase required strategic revisions, detailed site studies, and careful negotiation—ultimately securing all variances while preserving the integrity of the design. For many homeowners, this process can feel daunting; for us, it is a familiar and essential part of delivering truly well-resolved residential projects.

Designing a Modern Cabana for Year-Round Use
Once approvals were in place, the architectural and landscape design could unfold with clarity. The west-sloping site offered an opportunity: by gently sinking the cabana into the landscape, we reduced its apparent height, enhanced privacy, and maintained unobstructed sightlines from the home’s interior.
At the center of the pavilion sits an al fresco dining area framed by a circular oculus—a defining element that brings daylight and natural ventilation into the space. Flanking the dining zone is a fully outfitted outdoor kitchen on one side and a conditioned, year-round lounge on the other. This combination allows the family to enjoy the space through every season, from summer gatherings to cozy autumn movie nights.

The result is a modern outdoor environment that feels grounded, intimate, and architecturally cohesive—a space shaped by purpose and precision rather than the constraints of the suburban lot.
